Wireless gets the headlines, but every reliable smart home is built
on wire — and the only cheap time to run it is before drywall. A Cat6
drop that costs about $100–$150 during construction runs
$300–$400+ as a retrofit in a finished wall, and some runs
(two-story fishes, detached garages) become effectively impossible
without opening things up.
The problem with most wiring advice is that it stops at “run some
Cat6.” This is the actual design: which rooms get drops, how many, where
the conduit goes, and what it all costs in 2026.
Start With the
Hub: The Structured Wiring Panel
Every wire in the plan home-runs to one place: a structured wiring
enclosure or small rack in a dry, ventilated utility space — basement,
mechanical room, or a closet with a power outlet and ideally a little
cooling airflow. This is where your internet service lands, your network
switch and Wi-Fi controller live, and your camera recorder (NVR)
sits.
Design rules that pay off for decades:
- Label both ends of every cable and photograph the
walls before drywall. Future-you will send thank-you notes. - Size the patch panel with headroom. A typical
3-bedroom plan lands around 10–14 active drops; install a 24-port
panel. - Put the panel near power and a cold-air path, not
in the garage attic where electronics cook.
The Room-by-Room Drop Plan
Here’s a concrete plan for a typical 3–4 bedroom new build. Cat6 is
the default; step up to Cat6a for access points, backbone runs, and
anything hard to re-pull later (a 1,000-ft spool costs only $20–$40
more).

Two principles behind the table: wire anything that stays
put (TVs, cameras, APs, desktops — wireless spectrum is for
things that move), and one clean ceiling Cat6 run to a
well-placed access point beats a stack of mesh nodes every
time.
Wi-Fi 7 notes for 2026
Ceiling-mount your access points centrally on each floor — not in the
corner where the ISP router happens to sit. Wi-Fi 7 APs want multi-gig
uplinks, so spec a 2.5G-capable switch (a gigabit switch bottlenecks
modern fiber service), and PoE+ or PoE++ ports if you’ll power outdoor
APs or PTZ cameras. Building the wire for Wi-Fi 7 now is the right call
— Wi-Fi 8 hardware isn’t expected to be mainstream until 2027–2028, and
it will run on the same cabling.
Conduit: The
Cheapest Insurance in the House
Wire serves today’s standards; conduit serves the ones that
don’t exist yet. Three runs worth their trivial cost:
- Behind every TV wall: a 1.5”–2” flexible conduit
(“smurf tube”) from behind the TV down to the nearest accessible space,
for future HDMI standards or fiber. - Panel to attic, panel to crawlspace/basement: a
rigid vertical trunk connecting your wiring hub to both horizontal
chases, so any future run is fishable. - To detached structures: garage, shop, future ADU —
outdoor-rated conduit with pull string, plus surge protection at both
ends.
Beyond Data: The Other
Low-Voltage Runs
Speakers. Pre-wire 14/2 or 16/2 speaker wire to
ceiling-speaker locations in the great room, kitchen, primary suite, and
patio, all home-run to the rack — and wire the rear-surround positions
in the media room even if you’re not buying speakers yet. Installed
home-theater wiring averages about $1,400 ($700–$1,000 for a modest 5.1
room); the wire itself is cents per foot at the framing stage.
Security. A Cat6 per camera location (PoE means one
cable does power + data + recording to your own NVR — no cloud fees),
door/window contact loops to the panel location if you want a hardwired
alarm, and Cat6 to keypad/touchscreen spots at the main entries and
primary bedroom.
Motorized shades. The one everybody forgets. Run
power and low-voltage control to the top of the window
jamb in the great room, primary bedroom, and any two-story
window wall. Motorized shades run $250–$1,000 per window installed, and
the retrofit wiring is miserable — even if shades are a phase-two
purchase, the wiring is a framing-stage decision.
Lighting. Every smart switch needs a neutral
wire in the box — current electrical code requires neutrals at
switch locations in new construction, but confirm it, and ask for
deep switch boxes at multi-gang locations because smart
switches are bulky. If you’re considering a centralized system (Lutron
RA3/HomeWorks, Control4), decide before rough-in — those use low-voltage
keypad wiring in place of some standard switch legs. Whole-home lighting
control is the single biggest budget fork in the plan.
Doorbell and locks. A Cat6 to the front door covers
current and future PoE video doorbells; smart locks are
battery/wireless, but a hardwired doorbell transformer with real
capacity is still worth speccing.
What Matter and Thread
Change (and Don’t)
The Matter standard has matured — the current 1.5 spec even covers
cameras, and cheap certified devices are flooding in — and Thread-based
sensors and plugs are getting more reliable as border-router
certification tightened in 2026. Here’s the wiring takeaway:
Matter and Thread make the gadgets wireless, not the
infrastructure. Border routers, hubs, cameras, and displays all
still perform best on wired backhaul, and every wireless protocol
degrades in a congested house. The wire plan above is what makes the
wireless stuff feel magical.
Practical ecosystem advice remains unchanged: pick the platform your
household’s phones and speakers already lean toward, and buy
Matter-certified where possible so you’re not locked in.

rounding error — typically well under 1% of the build — and it’s the one
upgrade that gets more expensive to add every year after
move-in.
